5、月提出书面申请，取得甲方同意后，甲、乙双方须另行签署租赁协议。If Party B ishes to rene the lease， party B shall submit a ritten application to Party A to months prior to the expiry of this lease， and a lease agreement shall be concluded beteen the parties separately subject to Party As consent. 五、 免租期（含装修期） Grace Period （includin

9、rge actually incurred each month. 6.3其它费用：Other charges：在租赁期内，乙方承租单元所用的电由大厦的物业管理机构每月按实际耗用量结算，乙方按单缴付。免租期内承租单元所用的电费由乙方支付。During the lease term， the electricity consumed in the Premises shall be paid by Party B to the Management Department in accordance ith the actual consumption appeared on the bill o

12、款以人民币计算，以人民币支付。Party B shall pay the rent and all other amounts due and payable in RMB to the account designated by Party A. 九、保证金：Deposit：9.1 自本合同签订之日起 日内，乙方应向甲方缴付相当于【 】个月的租金计人民币【 】元作为保证金及首期租金人民币【 】元，共计人民币【 】元。ithin【 】days after the execution of this Lease Agreement， Party B shall pay to Party A a

14、deposit ithout interest to Party B ithin thirty （30） days after the expiration of this Lease Agreement. If there is any default penalty or compensation or expenses incurred due to the breach of Party B and/or any due amount that Party B fails to pay， Party A may deduct such default penalty or compen
15、sation or expenses or due amount from the deposit. 9.3在本合同期限内，如有任何应由乙方支付的违约金、赔偿金、费用和/或其他应付款项，甲方可直接从保证金中予以扣除，乙方应在接到甲方书面通知后五（5）天内补足该部分保证金。During the lease term， if there is any default penalty， compensation or expense and/or any other due amount that shall be paid by Party B， Party A may deduct such a
16、mount from the deposit and Party B shall， ithin five （5） days after Party A so notifies. 十、大厦及承租区域的交付状态：The state of the Premises hen delivery ：甲方按现状交楼，具备办公条件。Party A ill deliver the Premises at as-it-is basis， hich satisfies the conditions as office. 十一、甲方的权利义务：Party AS RIGHTS AND RESPONSIBILITES：2
17、019.1甲方在本租赁合同规定的期限内将房屋交付乙方。Party A shall deliver the Premises to Party B ithin the term specified herein. 2019.2甲方保证是房屋的合法权利人，有充分的权利出租房屋。Party A shall ensure that it is legal oner of the Premises and have full right to lease the Premises. 2019.3甲方的权利保留Party A may reserve the folloing rights. 2019.3.
18、1 使用公共设施；to use the public facilities；2019.3.2 进入房屋内对公共设施进行检查和维修。甲方行使该项权利时，应提前通知乙方，紧急情况除外。to enter into the Premises for check and maintenance provided that Party A shall inform Party B in advance except under emergency. 2019.3.3 在发出通知后（紧急情况除外），有权暂停大厦设施进行维修和维护，可能导致水电的中断。甲方无需为此承担责任。To repair and main
19、tain the facilities of the building hich may result in the suspension of ater and electricity， upon a notice （except under emergency） ithout any liability thereof. 2019.4 甲方应协助提供乙方提供办理工商营业执照所需相关证明文件。Party A shall assist Party B in registering ith industrial and commercial administration by provide n
20、ecessary documents. 2019.5甲方在承租期内促使物业管理机构提供水、电、空调、供暖及日常房屋维修。Party A shall procure the Management Department to provide ater， electricity， air conditioning， heating and daily maintenance during the lease period. 2019.6 如在租赁期届满前两个月，乙方未提出续租请求，或者虽然提出续租请求，但双方在三十天内未就续租合同条款达成一致，甲方有权在工作时间带领其他租户进入房屋查看。If Par
21、ty B does not submit an application for reneal to months prior to the expiration of this Lease Agreement， or if Party B submits such application but the parties fail to reach agreement on the reneal， Party A shall have the right to enter the Premises ith other tenant at ork hours to revie. 十二、乙方的权利和
22、义务 Party BS RIGHTS AND RESPONSIBILITES：2019.1 自行负责房屋的装修和设施。Party B shall be responsible for the decoration and facilities of the Premises. 除非经消防局及甲方同意，乙方不得对房屋的主要结构及装置（包括烟感器及喷淋头）作任何变动、拆除或调整。如乙方擅自做任何变动，应负责将其恢复原状并承担一切费用和相关责任。Party B shall not alter， change， dismantle or adjust the main structure or fac
23、ilities including the smoke sensor and spray ithout the consents of Party A and fire control authority. If Party B makes any alteration， dismantle or adjustment as aforesaid， it shall be responsible for restoration and bear all expenses and related liabilities. 2019.2乙方应根据本合同第六、七、八条的规定按时缴纳租金及各项相关费用。
24、Party B shall pay the rent and other fees pursuant to Clauses 6， 7， and 8 on time. 2019.3乙方应按本合同的规定合理使用房屋，并保持房屋的清洁。Party B shall reasonably use the Premises as provided hereunder and keep it clean. 2019.4未得到甲方及大厦管理机构的事先同意，乙方不得在窗外、外墙、 公共走廊墙面、电梯间及其它共用区域悬挂、张贴、附置或以其它方式放置任何广告、标识、招贴或其它资料。Party B shall not
25、 hang， affix， or display any advertisement， signboard， poster or any other materials on outside indo， outside all， public aisle all， elevator or other public area ithout the prior consents of Party A and Management Department. 2019.5 乙方在承租期内不得将全部或部分房屋转租、分租或借予第三方。During the lease term ， Party B shall
26、 not sub-let or assign the lease to any third party. 2019.6 乙方在其经营活动中，不得宣称或令顾客误认为其与甲方关系属合作、合营、合伙、联营或关联企业关系。Party B shall not represent or otherise mislead the customers that it has any cooperation， joint operation， partnership or affiliation relation ith Party A during its operation. 2019.7乙方应自行获取依据
27、法律法规和政府有关部门规定应具备的所有许可、批准和证照，保证其营业活动的合法性。Party B shall be responsible for obtaining all approvals， consents and licenses required by las to ensure that its operation is legal. 2019.8乙方应自行承担由于乙方工商注册、税务登记、迁址等行为所产生的税、费。Party B shall be responsible for any and all taxes， fees and expenses incurred for it
28、s industrial and taxation registrations and moving into the Premises. 2019.9对于第三方因乙方对其造成或在房屋内发生的人身伤害或经济损失而提出的索赔，乙方应自行负责并保证甲方免于此类索赔。如甲方因此类索赔而遭受损失，乙方保证进行赔偿。Party B shall be responsible for and hold Party A harmless against any claims raised by the customers for any personal injury and economic losses
29、caused to the customers by Party B or caused in the Premises. Party B hereby arranties that it shall indemnity Party A for any losses caused to Party A by such claims. 2019.2019乙方不得在房屋内放置易燃、易爆的物品其他危险物品。Party B shall not keep or store in the Premises any flammable or explosive substances or other dangerous substances. 2019.2019乙方应严格遵守甲方和/或大厦物业管理机构制定并不时修改的大厦所有管理规定。Party B shall strictly comply ith all rules made and amended from time to time by Party and/or the Management Department.
